You fell in love with Hawaii, and its become your favorite place to visit. Again and again.
After your third (or fourth, or fifth) time, you’ve decided to take the plunge and buy a vacation rental property; something that will allow you to spend time at “home” when you choose to visit Hawaii, and have an investment on the side to help pay for all of those trips you plan to make in the future.

Your first step in buying vacation rental property is to determine what is right for you. Not all vacation home rentals are successful, so it really is important that you keep your overall goals in mind.
Are you looking for a property that will serve as a home when you visit Hawaii, with the goal of making a little money on the side? Or do you truly need to turn a profit on the rental income every month in order to make the deal a success?
Owning a vacation rental is just like every other business; you have to treat it like a business to have success with it. If that’s your goal, there are a few other things to keep in mind.
How big of a property?
When people visit Hawaii, they usually have one of two things in mind.
- They are using it as a romantic getaway, and want to be pampered from morning til night.
- They are using it as a family getaway, and want the comforts of home, plus a few extras that make their time spent on Hawaii something they will always remember.
The family getaway visitors are the sweet spot in the rental market. They are the people that look for a vacation home or condominium to gather their family together, have a kitchen to cook in or prepare a few snacks in when heading to the beach, or simply want the comforts of a large living room to relax in after a long day of scenic tours. Which means if you look for a home that your family will be comfortable in, chances are another family visiting for a week or two will be equally as happy.
Individual neighborhoods have their own codes and bylaws, so its important to work with a real estate agent familiar with the neighborhoods to help you choose the right property to meet your needs. I live right here in Kona, and have extensive knowledge in working on the west side of the Big Island, in the communities of Kona and Kohala.
